Selling a Home
Selling your home?
Selling a home involves so many emotions, your past and future, hopes and dreams, growth and happiness. When the time comes to sell your home, you want the peace of mind that comes with a knowledgeable, professional, and motivated agent committed to your complete satisfaction. When you entrust the sale of your home to Jill, disappointment is not an option. In fact, you can expect Jill to exceed your expectations at each of the following steps.
1. Introductory Meeting. Jill will stop by your home to meet you and to gather the information necessary to provide you the most up-to-date information regarding the market value of your home.
2. Competitive Market Analysis. Jill will provide a comprehensive analysis of similar homes on the market as well as recently sold properties, and work with you to determine the optimal asking price for your home. Although pricing is always important, it has become increasingly important that you price your property correctly from the beginning in this challenging marketplace to attract the most qualified and motivated buyers in the market. Buyers are more likely to make an offer on a property that is priced as a "good deal" than a property that claims it has a "motivated seller". As buyers continue to become more skeptical, they are only interested in properties that are a good value.
3. Home Enhancement & Staging Tips. Jill will provide recommendations for quick upgrades and minor aesthetic improvements that will help your home show well to potential buyers. She will also recommend a staging company if necessary.
4. Professional Photographs & Virtual Tour. Jill will provide at her cost a professional photographer to shoot the interior and exterior of your home. Photos are the #1 determining factor of whether or not a buyer will visit your property. These high-quality photos and virtual tours will also be used for numerous marketing materials. Jill will instruct you to clear all clutter and really make your home shine the day of the shoot...it's the most important showing that will be scheduled...you only get one chance to make a first impression!
5. Property Highlights. Jill will work with you and the marketing department to determine both property and neighborhoods highlights for use in marketing materials such as just listed postcards, tribune ads, property brochures, MLS listing sheets, etc.
6. Multiple Listing Service. The number one tool used by Realtors to properly market a home. Jill will submit a fully optimized property listing to the local MLS database, reaching all Chicagoland Realtors as well as thousands of potential buyers, thus maximizing your property's exposure. Professional photos and virtual tours will be added to enhance your listing on the MLS.
7. Online Marketing. Jill will prominently post your property specifications, photos, ebrochure, and virtual tour on www.jillhare.com as well as www.jameson.com as a featured property. Your property will also be posted on many relevant Chicago real estate websites such as trulia.com, zillow.com, realtor.com and several others. These sites bring your property unmatched exposure.
8. Advertising. Jill will handle all aspects of marketing your home to ensure that your home gets maximum exposure through newspapers, Realtor magazines, MLS, local cable, and the internet.
9. Brochures and Signage. Jill's marketing team will create a professional brochure for your property for buyers and open house attendees, highlighting property photos, floor plans, features, amenities, and location. Jill will provide "for sale" signage as necessary.
10. Open Houses. Jill will discuss open houses with you to accommodate your needs and lifestyle.
11. Schedule and Attend All Showings. Jill will accommodate each and every request to show your property.
12. Provide Feedback. Jill will deliver to you all market feedback, interest in the property, and possibly ways to improve salability based on the feedback.
13. Send a Weekly Market Pulse. Jill will monitor and send to you the activity in the area (available comparable properties, price changes, sales, etc) so that she can continue to effectively market your property in an ever-evolving marketplace.
14. Present Purchase Offers and Develop Negotiation Strategy. Jill will present all offers, and provide counseling and negotiation advice to get the deal done at the best possible price. Jill will negotiate on your behalf to reach a favorable agreement, as well as mediate all counter-offers.
15. Monitor Buyer Pre-qualification. Jill will gather and share with you all of the buyer's financial information available, as well as make sure the buyer is pre-qualified through a competent mortgage lender. This is increasingly important in today's volatile mortgage market.
16. Inspection. Jill will coordinate and attend the buyer's inspection. She will review any findings/remedies with you as well as communicate how this may affect the negotiation/transaction.
17. Monitor Contingencies. Jill will monitor and review contingencies and sale conditions to protect your interests and to help you achieve a closed deal.
18. Sale and Closing. Jill will monitor the attorney review process, property inspection, appraisal, financing status, satisfaction of contingencies, and other matters leading up to the final closing, ensuring a smooth process for the seller. Jill will also attend the closing.
19. Agent for Life. After completion of the transaction, Jill will continue to update you on real estate news that pertains to you. She will be there to answer any questions you may have or at least point you in the right direction to get answers. Jill's service does not end on the day of closing. She will also ask that you think of her when your friends and family are in the market to buy or sell. Referrals mean so much to her and her business. It's how you can say "thank you" to her!
